Foundation Repair in North Texas, Explained Plainly
Cracks over a doorway, a sticking door, or a floor that suddenly slopes can be stressful to notice. This site helps North Texas homeowners understand what foundation repair usually costs, what to ask, and who to call. Everything is written in plain language, and every cost figure is linked to its source.
How this site works
- Learn the basics. Read our cost overview and guides before anyone visits your home.
- Get an independent evaluation. We explain why an engineer's report is a smart first step.
- Compare companies. Our directory lists 60 companies serving DFW, with Google ratings captured in August 2026.
- Collect three bids. Use the same engineer's report for every bid so you're comparing like with like.
We don't do repairs, and we don't take a cut of your job. Some companies pay for Featured placement, which is always labeled (see the disclosure below).
What foundation repair costs in DFW
Costs depend on how many piers are needed, which pier type is used, how much drainage work is involved, and how easy your home is to reach. Here are published ranges:
| Source | Area | Typical range | Average |
|---|---|---|---|
| Angi | Dallas | $3,338–$7,118 | $5,223 |
| FoundationCosts.com | Dallas | $3,800–$20,000 | $5,800 |
| FoundationCosts.com | Fort Worth | $3,500–$18,000 | $5,400 |
The cost guide from FoundationCosts.com says the DFW area tends to have the highest average costs in Texas because its clay soils are among the worst in the state.
Treat these numbers as a rough guide. Your quote will depend on your house. Large or severe jobs can cost well above these ranges.
Our advice: engineer first, then three bids
Many repair companies offer free inspections. That can be useful, but the person inspecting also sells the repair. An independent licensed structural engineer charges a fee and sells nothing, so the report reflects what your home actually needs, which sometimes means no repair at all.
A simple process: 1. Hire an independent engineer for an evaluation and written report. 2. Send the same report to three companies and ask each for a written bid. 3. Compare the details, not just the price: - pier type and count - drainage work included - who pulls the permit - post-repair elevation readings - whether the warranty transfers to a future buyer, and what it excludes 4. Check permits. Many cities require a permit for foundation stabilization work. In Dallas, Angi reports permit costs of roughly $35–$300 depending on scope.
